Flood Protection
Helps reduce water intrusion at vulnerable openings.
Quick Deployment
Panels install into prepared tracks when protection is needed.
Reusable System
Store the panels and use them again when flooding threatens.
Custom Fit
Designed specifically for your home's openings.
Your home doesn’t have to be on the coast to have a water problem.
Central Florida flooding isn’t always caused by storm surge.
Heavy rain, overwhelmed drainage systems, retention ponds, low-lying streets and changes caused by nearby development can redirect water toward homes that may never have experienced flooding before.
A home that stayed dry for years can still have vulnerable ground-level openings.
Flood Smart gives homeowners a planned way to protect selected garages, doors and entryways before rising water becomes an emergency.

Simple when you need it.
Low-profile tracks stay installed
Custom tracks are professionally installed around the selected opening.
Slide the panels into place
When flooding threatens, aluminum panels are inserted into the tracks.
Stack to your protection height
Additional panels stack vertically to create the specified barrier height.
Secure the system
The system is tightened and secured according to its engineered configuration.
When the threat passes, remove the panels, store them, and your opening returns to normal.

No flood barrier makes a home waterproof. See “Important to know” below.
What will I see every day?
Only the low-profile mounting components remain installed around the protected opening.
The removable aluminum panels are stored when they’re not needed.
When flood protection is required, the panels are brought out and secured into the installed system.

Questions homeowners ask about flood barriers
Open any question below. You can leave several open at once.
Flood Smart is designed to help mitigate water intrusion at protected openings. No flood barrier should be presented as guaranteeing complete protection under every possible flood condition. Effectiveness depends on factors including water depth, duration, site conditions, installation, maintenance and conditions exceeding the system's design.
No. Hurricane shutters primarily protect openings against wind pressure and windborne debris. Flood Smart is designed to help reduce water intrusion at selected ground-level openings. Some homes may benefit from both wind and flood protection.
No. Low-profile mounting components remain installed. The flood panels themselves are removable and stored until needed.
The system is designed for rapid deployment after the permanent mounting components have been professionally installed. Actual deployment time depends on opening size and system configuration.
Yes. Garage openings are one of the primary applications for Flood Smart.
Yes. Entry doors, side doors and other suitable ground-level openings can be evaluated for a custom system.
Flood Smart can accommodate wide openings, with engineered center-post/support configurations used where required.
The manufacturer currently specifies certified protection heights up to approximately 3.16 feet using five panels, depending on system configuration.
The aluminum panels weigh approximately 2.88 pounds per linear foot according to the manufacturer's current specification sheet. Actual panel weight therefore depends on the width of the opening.
Panels are removable and can be stored when not needed. During the estimate, we should discuss an accessible storage location that makes deployment practical.
It is a different type of solution. Flood Smart provides a custom-fitted, reusable barrier with mounting components installed in advance, eliminating the need to obtain and position large quantities of sandbags for the protected opening.
Flood exposure can change. Heavy rainfall, drainage problems, surrounding development, changes in grading and unusual storms can affect where water travels. We can evaluate vulnerable ground-level openings and explain whether flood protection makes sense for your property.
Requirements depend on the project and local jurisdiction. We review the applicable requirements for your specific installation.
Yes. Initial measurement is free, and up to two estimates are provided at no charge in our Central Florida service area. Additional estimates require office approval and typically cost $50.
Important to know
Flood barriers are mitigation products.
Flood Smart™ is designed to help reduce flood-water intrusion under specified conditions but should not be represented as guaranteeing that a structure will remain completely dry during every flooding event.
Performance can be affected by water depth, duration, installation, maintenance, surrounding construction, drainage and conditions exceeding the system’s engineered design.
